Home Electrification Roadmap: A Step-by-Step Plan

Electrification done well is a multi-year sequence with very little urgency — except for one thing: knowing in advance what happens when an appliance dies. Without that, a failure on a January night gets resolved by whatever the contractor has on the truck, which is almost never the electric option.

Here's the sequence.

How do you start electrifying a home?

You can't plan without an inventory.

What runs on gas. Trace the piping from the meter and walk the utility room, kitchen, laundry, living areas and exterior. What appliances use gas in a home has the method.

How old each one is. From the data plate. This is the single most decision-relevant fact you'll collect, because age determines order.

Your gas bill's shape. Twelve months of usage. The seasonal swing is heating; the flat summer baseline is water heating, cooking and drying. Note the fixed monthly service charge — that's the prize for eventually going fully electric.

Output: a table of appliances, ages, and intended replacements.

Phase 2: Load calculation (an hour)

This is the gate on everything expensive, and doing it early prevents nasty surprises later.

Three possible outcomes:

Why do envelope work before buying equipment?

Insulation and air sealing before heating equipment, for a specific reason: they shrink the load you're about to buy equipment for.

A tighter, better-insulated house needs a smaller heat pump, which costs less, draws less, and may keep you under a capacity threshold that would otherwise force a service upgrade. Do it afterward and you've paid for and installed equipment larger than you now need.

Worth doing:

  • Air sealing — usually the best value per dollar
  • Attic insulation
  • Duct sealing if ducts run through unconditioned space
  • Addressing obvious window and door leakage

The exception: if your furnace fails before you get to envelope work, don't delay heat to insulate. Size the heat pump with the improvements in mind and do them after.

Phase 4: Capacity work (only if needed)

If Phase 2 said you're short, resolve it before the first large conversion — not during an emergency replacement.

In order of preference:

  1. Choose 120V appliances where they fit your needs — 120V appliances for electrification

If you do upgrade, do all the circuit work at once. The trip charge, the permit and the panel work are largely fixed costs; adding a range circuit while the panel is open is far cheaper than a separate visit later.

What order should you replace appliances in?

Now the multi-year part, and the rule is simple: replace on failure, with the decision already made.

Typical order, driven by what dies first:

Water heater (often first — shortest lifespan). Convert to a heat pump water heater. Check placement and air volume in advance, since that's the constraint that surprises people. Replacing a gas water heater with a heat pump water heater.

Furnace or boiler. Convert to a heat pump — ideally planned rather than emergency-replaced, because it's the largest and most design-sensitive job. If the AC is also aging, this is the moment one system replaces two. Replacing a gas furnace with a heat pump.

Range. Usually converted during a kitchen update rather than on failure, because it needs a new 240V circuit. Replacing a gas range with electric.

Dryer. Small energy impact, easy conversion. Replacing a gas dryer with electric.

Fireplace and anything outdoors. Usually last, and usually the item standing between you and removing the meter.

When can you remove the gas meter?

When the last gas appliance is gone, finish the job:

  1. Have the gas lines capped or removed by a licensed professional — how to decommission a gas line
  2. Contact the utility to remove the meter and close the account — removing your gas meter
  3. Address any venting left behind — an abandoned flue or chimney is not automatically harmless. What to do with an unused chimney.

This step eliminates the fixed monthly service charge, which is frequently the largest single saving in the whole sequence.

The one thing to do now

If you take one action from this: write down what each gas appliance gets replaced with, and confirm the circuit exists or can exist.

Tape it inside a cabinet door. When the water heater fails on a Sunday, the decision is already made, and you're choosing a contractor rather than choosing a technology under pressure.

How long does electrifying a home take?

Year 0 — audit, load calculation, decisions written down Year 0–1 — envelope work; capacity work if needed Year 1–4 — water heater, then furnace, as each fails Year 3–6 — range during a kitchen update; dryer on failure Final year — fireplace, then decommission the gas and drop the meter charge

Compressed if things fail early, stretched if they don't. Either way the plan holds.
