Why is my electric water heater not heating?
1. Check the breaker
A water heater is on a dedicated 240 V circuit, usually 30 A. Check whether it's tripped.

2. The reset button
Behind the upper access panel there's a high-limit reset, usually a red button. It trips when water temperature exceeds a safety threshold.
Turn the breaker off before removing the panel — the terminals behind it are at 240 volts.
Press the button. If it clicks and heating resumes, you're back in service.
But note why it tripped. A single trip after a power event may be incidental. A repeated trip means a real fault — most commonly a thermostat that has failed closed, leaving an element energized continuously. Repeatedly resetting it is bypassing a safety device that's telling you something.
3. Elements and thermostats
Most electric heaters have two elements — upper and lower — each with its own thermostat. They work in sequence: the upper heats the top of the tank first, then control passes to the lower.
That design produces a diagnostic:
- Upper element failed: little or no hot water at all
- Lower element failed: some hot water, then it runs cold quickly — the classic "hot water doesn't last" complaint
Elements are inexpensive parts. Testing and replacing them requires working in an energized-capable enclosure and draining the tank, so it's a plumber or electrician job for most people.

Why is my gas water heater not heating?
1. Is the pilot lit?
Look through the sight glass at the bottom of the tank.
If it's out, follow the lighting instructions on the unit's label — they vary by model and the sequence matters. If it lights and then goes out repeatedly, that's usually a failed thermocouple (or thermopile on newer units): the safety device that proves the flame is present and shuts off gas if it isn't.

Many modern units have electronic ignition rather than a standing pilot, and won't have a pilot to check — they'll usually show a fault code or a flashing status light instead. Note the pattern and look it up in the manual.
2. Gas supply
- Is the shutoff valve at the heater open?
- Do other gas appliances work? If nothing gas works, it's a supply issue, not the heater.
- If you're on propane, is the tank empty?
3. Venting and combustion air
Some units shut down on a blocked vent or inadequate combustion air, as a safety measure. Blocked flues, obstructed intake screens, and lint accumulation around the base are common causes.
Any smell of gas: leave the building and call the gas utility from outside. Don't operate switches.
What causes lukewarm water on any water heater?
Sediment
Minerals settle to the bottom of the tank over years. Effects:
- Reduced effective capacity — sediment occupies space that would hold water
- Insulation between a gas burner and the water above it, reducing heat transfer
- Popping or rumbling sounds as water boils under the sediment layer
- Premature element failure on electric units

Dip tube
Cold water enters through a dip tube that carries it to the bottom of the tank, so incoming cold doesn't mix with the hot water at the top where the outlet is.
If the dip tube cracks or breaks, cold water enters near the top and mixes straight into the outlet — producing lukewarm water that never gets properly hot, regardless of settings or elements.
Crossed connections
A failed mixing valve or a plumbing cross-connection somewhere in the house can bleed cold water into the hot line. Symptom: lukewarm hot water everywhere with a heater that tests fine.
A diagnostic: shut off the cold supply to the heater and open a hot tap. If water keeps flowing, there's a cross-connection.
When should you replace a water heater instead of repairing?
- Leaking from the tank itself. Not repairable — the tank has corroded through. Replace it.
- Age past 12–15 years combined with a significant repair.
- Repeated failures in a short period.
- Rusty hot water, which suggests internal corrosion.

Safety
- Turn off power at the breaker before opening any electric heater panel.
- Turn off gas before working on a gas unit.
- Any gas smell: leave and call from outside.
- Never cap or block the temperature and pressure relief valve. If it's discharging, that's a real overpressure or overtemperature condition and needs diagnosis, not a plug.
