When to Rewire a House

Rewiring is expensive and disruptive, and "the house is old" is not by itself a reason to do it. What justifies it is a specific set of conditions — and the timing question matters as much as the decision.

A whole-house rewire is rarely the right first answer. The usual trigger is failing insulation on a wiring method that cannot be repaired in place; almost everything else is a targeted fix.

The clear triggers

Failing insulation

The most direct reason. When conductor insulation is cracking, crumbling or missing at terminations, you have exposed conductors in boxes and walls. That's a live hazard, not a maintenance item.

Aluminum branch-circuit wiring

Knob and tube that's compromised

Intact, undisturbed knob and tube isn't automatically a mandate. But it commonly is compromised — buried in attic insulation (a genuine fire risk, since the system relies on air circulation), heavily modified over decades, or spliced into modern cable outside boxes.

Insurance won't cover it

Often the actual forcing function. Insurers frequently refuse or surcharge policies on homes with knob and tube or aluminum branch wiring, sometimes requiring remediation within a set period.

Repeated symptoms

The capacity trigger

A different reason, and increasingly the common one.

Old houses were wired for a small number of circuits serving lighting and a few receptacles. Modern life — let alone electrification — needs far more:

  • Dedicated circuits for kitchen appliances, laundry, bathrooms
  • Adequate receptacle counts so people aren't running extension cords
  • 240V circuits for range, dryer, water heater, EV charging
  • Grounded circuits for electronics and surge protection

What is not a trigger

Being honest about this saves money:

Age alone. Sound, undisturbed, grounded wiring in good condition is fine regardless of decade.

Not being "up to current code." Existing installations are generally permitted to remain. New work must meet current code; existing work generally needn't be retrofitted.

The timing rule

Here's what determines the cost more than anything else.

Fishing cable through finished walls is the expensive part. The materials are cheap; the labor of getting them where they need to go is not.

So:

Rewire during a renovation. If walls are open for any reason — kitchen, bathroom, addition, drywall replacement — that's the cheapest rewiring you'll ever buy for those areas. Do it then even if it wasn't the plan.

Rewire when the panel is being replaced. Related work, same trip, same permit process.

Rewire before finishing a basement or attic, not after.

Phased rewiring

Whole-house rewiring in one project is the disruptive version. A phased approach is legitimate and often more affordable:

  1. Assess and prioritize — an electrician identifies which circuits are actually failing
  2. High-load, high-risk areas first — kitchen, laundry, bathrooms, garage
  3. Anything showing symptoms — immediately
  4. Anything in an attic you want to insulate
  5. Circuits needed for new loads — electrification, EV charging
  6. Opportunistically during renovations
  7. Sound, undisturbed circuits last, if your electrician and insurer agree

The gating factor is often insurance: an insurer requiring remediation may not accept a phased plan.

What is involved in rewiring a house?

Less demolition than people fear:

Pathways. Electricians use attics, basements, crawlspaces and closets as routes. Vertical runs between floors go through interior wall cavities and chases.

Strategic openings. Small holes at strategic points rather than opening whole walls. Patching and painting follows.

Some unavoidable damage. Plaster is harder than drywall. Exterior walls with insulation and fire blocking are harder than interior partitions.

Device and box replacement throughout, since the new wiring lands in new boxes.

Permits and inspection. Rewiring is permitted work, typically with rough and final inspections. Keep the closed-permit records — they matter at resale. See permits for home electrification.

Old houses hold surprises: balloon framing, fire blocking, previous unpermitted work, asbestos in some materials. Expect the scope to move.

Getting quotes

Ask each electrician to state:

  • Which circuits are included and which aren't
  • Number of circuits and devices
  • Whether panel work is included
  • Whether patching, drywall repair and painting are included — this varies enormously and is a common source of quote differences
  • Permit and inspection
  • Timeline, and whether the house is habitable during the work

That patching line is the one that most often explains why two quotes differ.

The bottom line

Rewire for failing insulation, aluminum branch wiring, compromised knob and tube, insurance refusal, systemic symptoms, or capacity you genuinely need — not for age, two-prong outlets or a general wish to be "up to code." Then optimize the timing ruthlessly: open walls make it a fraction of the price, so tie it to renovations, panel work, or insulation projects.
